In a move reflecting private sector confidence in Egypt’s investment climate and the growing opportunities in urban and tourism development, El Diwan Real estate Development has announced major expansion plans in the Egyptian market, preparing to launch its latest integrated tourism project in the heart of Ras El Hekma on the North Coast, with an estimated investment cost of EGP 1.6 billion.
Eng. Osama Gomaa, Chairman of El Diwan Real estate Development, stated that the company—established in 2004 with a strong track record in residential, commercial, and hospitality development—places the Egyptian market at the forefront of its strategic priorities. He explained that El Diwan serves as the parent umbrella for a group of specialized entities, including “Just Development” (specializing in commercial sectors and property development), “MC Piles” for engineering solutions, “Al-Ahram” for contracting and construction, and “Identity” for engineering consultancy, granting the group a unique competitive advantage to deliver fully integrated projects through self-execution and high reliability.
Eng. Osama Gomaa affirmed that the company’s new project in Ras El Hekma, located at Km 205, embodies an innovative vision aimed at fulfilling client aspirations and achieving a difficult balance: offering premium coastal units at competitive, unexaggerated prices. He noted that the project’s core philosophy grants clients full ownership and a true partnership within the resort, positioning the buyer as the project owner and primary decision-maker across all details.
The Chairman added that the project spans approximately 49,000 square meters and comprises around 400 diverse units. These range from studios starting at 28.5 square meters to luxury villas reaching 360 square meters, alongside two-bedroom, three-bedroom, and duplex units to meet the needs of various families. The project enjoys close proximity to major landmarks and developments in the area, featuring a 550-meter-wide private beach alongside an additional 70-meter private beach designated exclusively for the resort’s residents.
Regarding the project’s timeline, Eng. Ahmed Gomaa, Managing Director of El Diwan Real estate Development, noted that construction on-site is scheduled to begin within three months, with full project delivery within a maximum of three years, alongside expedited delivery phases within two years for select units. He highlighted a major competitive edge in the company’s policy: linking the payment schedule directly to actual on-site construction milestones. Under this model, clients only pay installments after personally inspecting and verifying progress, ensuring the highest levels of transparency and credibility. He also revealed an exclusive gift for new clients this year, offering them the opportunity to spend their summer holidays in fully furnished units already operational within the resort.
Eng. Ahmed Gomaa concluded by emphasizing that the project holds a full hotel license, providing buyers with double the investment value should they choose to rent out their units through official Ministry of Tourism frameworks to secure rewarding returns. The development features an integrated package of services and recreational facilities, including landscaped areas, multiple swimming pools for each zone, children’s play areas, a clubhouse, and a fully integrated commercial mall at the main entrance housing retail shops and hospitality services, as well as a mosque and comprehensive beach services—underscoring El Diwan’s ongoing commitment to strict delivery timelines and high-quality standards to support Egypt’s urban and tourism growth.
